Ejar calls the renewal fee the [“contract value fee”](https://www.ejar.sa/ar/service/188290), and [the landlord is responsible for it](https://www.ejar.sa/ar/faqs#faq-128127). A two-year lease costs SAR 250. Ejar says [the landlord bears the cost of registering the contract](https://www.ejar.sa/ar/faqs#faq-5329), and [the broker or the landlord can pay it](https://www.ejar.sa/ar/faqs#faq-47885). If their wallet has a balance, [it’s deducted automatically when the lease enters the 60 days before it ends](https://www.ejar.sa/ar/service/188290); otherwise they top the wallet up with SADAD, mada or Apple Pay. If the lease has ended, or the automatic renewal fee wasn’t paid, [you can renew by re-contracting](https://www.ejar.sa/ar/faqs#faq-128131), which also costs [the contract value fee](https://www.ejar.sa/ar/service/519454). One of you requests it from your account and the other approves. See [our move-in checklist](https://ejari.sa/en/blog/move-in-checklist-saudi-arabia/). ## Paid Ejar Services * **Rental incident, SAR 250 per year for a residential lease.** If you have a paper lease and the other side refuses to register it, you can [register a rental incident](https://www.ejar.sa/ar/service/494365): you enter your details, the other party’s, and why they refused, and attach the paper contract. [Requests are reviewed within 5 working days](https://www.ejar.sa/ar/service/494365). For other lease types the fee is [SAR 400 per year](https://www.ejar.sa/ar/service/494365). * **Expert inspection, SAR 300.** [An inspection of the unit after it’s handed back](https://www.ejar.sa/ar/service/513385), requested by the landlord or the tenant from their Ejar account. You can request it about yourself and download it straight away, or a landlord or broker can request it about you, in which case [you approve or reject the request](https://www.ejar.sa/ar/service/494326). ## A Broker’s Commission Isn’t an Ejar Fee A broker’s commission is separate from Ejar’s fees. The Real Estate Brokerage Law sets it at [2.5% of the first year’s rent only, unless agreed otherwise in writing](https://rega.gov.sa/%D8%A7%D9%84%D8%A3%D9%86%D8%B8%D9%85%D8%A9-%D9%88%D8%A7%D9%84%D9%82%D8%B1%D8%A7%D8%B1%D8%A7%D8%AA/%D8%A7%D9%84%D8%A3%D9%86%D8%B8%D9%85%D8%A9-%D9%88%D8%A7%D9%84%D9%84%D9%88%D8%A7%D8%A6%D8%AD-%D9%88%D8%A7%D9%84%D8%A3%D8%AF%D9%84%D8%A9/%D8%A7%D9%84%D8%A3%D9%86%D8%B8%D9%85%D8%A9/%D9%86%D8%B8%D8%A7%D9%85-%D8%A7%D9%84%D9%88%D8%B3%D8%A7%D8%B7%D8%A9-%D8%A7%D9%84%D8%B9%D9%82%D8%A7%D8%B1%D9%8A%D8%A9/) (REGA, in Arabic), paid by whoever signed the brokerage agreement. Rent payments aren’t a platform fee: they’re your rent.
