How to start your rental search with confidence, and know who you’re dealing with.
Finding a new home is exciting, until the questions start. Is this landlord legitimate? Is the listing real? Where do you actually send the payment? And what happens if something goes wrong?
Anyone who has searched for a rental in Saudi Arabia has run into it: listings with missing details, brokers no one has heard of, or landlords asking for money before you know who you’re dealing with.
One simpler place to start is with landlords, real estate offices and compounds that already run their leases through Ejar, the government platform where Saudi leases are registered. To make that easier, here is a selection of the compounds and real estate offices that work with Ejari.
What Makes a Landlord Someone You Can Rely On?
Before you fall for a property, you want to know the person or company renting it to you is who they say they are, and that the lease will be on record. A lease registered on Ejar is the official record of your tenancy: an unregistered one isn’t treated as valid for administrative or judicial purposes (Ejar, in Arabic).
When you rent through Ejari, the contract is registered on Ejar and the payments go through official channels, not a handshake or a transfer to a personal account. That means less time wondering who you’re dealing with, and more time deciding whether the home is right for you.
Being an Ejari partner doesn’t certify a landlord or a unit. It means they work with Ejari, so if you’re approved, you can pay their rent monthly through Ejari. You still check the property and the contract yourself (see below).
Real Estate Offices
Sometimes the search for the right home starts with the right real estate office. These are some of the offices that work with Ejari:
- Aamar
- Mutkamlh Real Estate
- Sanaa Real Estate
- Ra’iytuk Real Estate
- Basmat Tabuk Real Estate
- Rilam
- Alshuwaier
- Al Wethaq Al Awal Real Estate
- Tashgeel
Whether you’re after an apartment or a villa, they can show you units that work with Ejari’s monthly payments.
Prefer Compound Living? Here’s Where to Start
If you want more than four walls (a gated community, shared facilities, on-site maintenance) a compound might suit you better. Whether it’s worth the higher rent is in our guide to compound vs non-compound living in Saudi Arabia. These are some of the compounds that work with Ejari:
Riyadh
- Andorra Village: a large gated community in Al Rimal, north Riyadh, with villas and apartments across a spacious development.
- Solana Living: a major Riyadh compound operator with several residential properties, and an app covering lifestyle and maintenance services.
- Azure: one of Riyadh’s largest compound portfolios, with locations including Al Rabwah and Al Narjis.
- Arizona Golf Resort: a resort-style community built around golf, greenery and open space.
- California Resort: a residential compound with a resort atmosphere and on-site recreational facilities.
- Flow Riyadh: a newer compound with a modern residential design.
- Vives Compound: a gated villa community designed around privacy and comfort.
- Array Hospitality: serviced apartments in Olaya, opposite Kingdom Tower, with six-month and one-year leases.
Jeddah
- J One: one of northwest Jeddah’s larger residential communities, with more than 240 apartments and a recreational centre.
Riyadh, Jeddah and Yanbu
- Arabian Homes: an established residential operator with compounds in Riyadh, Jeddah and Yanbu.
Does This Mean You Can Skip Your Homework?
Not quite. Even with a partner, the basics still matter before you sign:
- Check the property. Make sure the unit you’re viewing matches the listing.
- Read the contract. Take a few minutes to understand the rent, the payment schedule, the length of the lease and any extra terms. Extra charges such as parking or cleaning belong in the Ejar contract as a fixed amount (Ejar, in Arabic).
- Ask questions. If something is unclear, ask before you sign, not after.
A partner doesn’t replace these steps. It means you start from a documented, transparent process. How to check a deed, a power of attorney and a broker’s licence is in our guide to telling whether a landlord or broker is trustworthy.
Your Search Shouldn’t Start With “Can I Trust This Person?”
Finding a home already means plenty of decisions: which neighbourhood, an apartment or a villa, furnished or not, and what you can afford. “Can I trust the person renting to me?” shouldn’t be on that list too.
That’s why Ejari works with landlords, real estate offices and compounds: once you’ve found your place, the contract is registered on Ejar and the payments are handled for you. And your year’s rent doesn’t have to be one large payment: if you’re approved, Ejari pays the landlord upfront and you pay it back monthly.
Frequently Asked Questions
Do I still need to check the property myself? Yes. Always check the property, the unit’s details and condition, and the contract terms before you sign.
Can I pay my annual rent monthly? If you’re approved, yes. Ejari pays the landlord the year’s rent upfront, and you pay it back in monthly instalments, for a service fee shown on your quote before you commit.
Are there partner compounds outside Riyadh? Yes. J One is in Jeddah, and Arabian Homes has compounds in Riyadh, Jeddah and Yanbu. The partner network keeps growing.
Does “partner” mean Ejari has inspected the unit? No. It means the landlord, office or compound works with Ejari. Check the unit and the contract yourself, as you would anywhere.
Ejari is a REGA-licensed company. Once you’ve chosen your home with a partner compound or office, apply in the Ejari app to turn the year’s rent into monthly payments.
