When a client wants to pay monthly and the landlord wants the year upfront, brokers lose deals. How Ejari closes that gap, and what brokers earn per contract.

**One payment option can be the difference between losing a deal and closing it.**

Everything is going well. Your client likes the unit, the price works, and you’re almost sure the deal will close. Then they ask one question: **“Can I pay monthly?”**

You don’t have a monthly option, and the landlord wants the full year’s rent upfront. You try to keep the conversation going. The client says they’ll think about it, and then they disappear. Maybe they never come back. Maybe they find another broker.

The reason isn’t that your unit was worse, or that the client wasn’t serious. **The other broker had an answer to a question you didn’t**: a way to pay that suited the client’s situation.

## The Market Has Changed, and So Have Tenants

For years, paying rent once a year was simply the norm in Saudi Arabia. But more tenants now prefer to spread their rent over monthly payments. That doesn’t mean they can’t afford the rent. It means paying a whole year in one go doesn’t work for everyone.

Think about the clients you already work with: someone who just started a new job, someone who moved to a new city, a family managing other monthly commitments, or a client who could pay the year but would rather keep their savings.

**That’s where the problem starts for you as a broker.** The client likes the property and the price works, but the way it’s paid doesn’t.

## The Deal Isn’t Always Lost Because of the Property

Say you have a good unit at **SAR 60,000 a year**. Your client loves it, but SAR 60,000 in one payment doesn’t fit their budget right now.

Traditionally, you have two options: convince them to pay the full amount, or lose the deal.

But when the same SAR 60,000 can be spread over monthly payments, the conversation changes. Instead of **“I can’t pay SAR 60,000 upfront”**, you hear **“How much would the monthly payment be?”**

You haven’t changed the property, cut the rent or asked the landlord to give up their annual payment. You’ve made the payment work for your client. Which leaves one question: **how do you offer monthly payments when the landlord wants the full year?**

## Where Ejari Comes In

The tenant wants to pay monthly, and the landlord wants the full year’s rent. Ejari closes that gap.

**How it works:** the landlord receives the year’s rent upfront, paid by Ejari, and the tenant pays Ejari back in instalments, usually monthly over 12 months, for a service fee rather than interest. The tenant applies in the Ejari app, and the monthly option depends on their application being approved. The tenant’s fee is shown on their quote before they commit: [up to 15% of the rent on a 12-month contract](https://ejari.sa/en/faq/), and rents below SAR 20,000 add a one-off SAR 500, except on 6-month contracts.

So you don’t spend weeks persuading the landlord to accept monthly rent, and you don’t wait for your client to put together a year’s rent before the deal can move.

**And as the broker?** You close the deal and earn your commission on the signed contract, without chasing anyone for it.

## What You Get as an Ejari Broker

These are the terms on [Ejari’s page for brokers](https://ejari.sa/en/broker/):

| What you get | What it means for you |
| ------------------------ | ------------------------------------------------------------------------------------------- |
| **1% commission** | On every signed contract you refer |
| **Paid within 48 hours** | Commission is transferred to your bank account within 48 hours of the contract being signed |
| **One dashboard** | Refer tenants and follow approvals and commission in real time |
| **No collections** | Ejari pays the landlord and collects from the tenant |
| **No subscription fees** | No monthly charges and no minimum number of deals |

To sign up you need an active Fal licence from the Real Estate General Authority (REGA), which Ejari checks when you register. You can [look up a broker’s licence with REGA](https://rega.gov.sa/en/rega-services/eservices/inquiring-about-real-estate-broker-real-estate-broker-license/) at any time.

## Don’t Wait for the Client to Ask

If you have an interested client, don’t wait until they start to hesitate. You can simply say: **“If paying the year upfront doesn’t work for you, there’s a monthly option.”**

One sentence can keep a deal that might otherwise go to another broker. Sometimes you’re not competing with another property. **You’re competing with a payment option.**

Your landlord clients can read how the monthly option looks from their side in [how to collect rent in Saudi Arabia](https://ejari.sa/en/blog/how-to-collect-rent-saudi/).

## Frequently Asked Questions

**Does the landlord receive the full rent upfront?** Yes. Ejari pays the landlord the year’s rent upfront, and the tenant pays Ejari back in monthly instalments.

**Does the monthly option mean the landlord has to accept monthly rent?** No. The landlord is paid the year upfront by Ejari. The tenant’s monthly payments go to Ejari.

**Are there fees for brokers?** No. There are no subscription fees, no monthly charges and no minimum number of deals.

**When do I receive my commission?** Within 48 hours of the contract being signed, transferred to your bank account. You can follow pending and paid commission in the broker dashboard.

**Does every client qualify?** No. The tenant applies in the Ejari app, and the monthly option depends on their application being approved. It gives you another option for clients who’d rather spread the year’s rent over monthly payments.

**Do I need a licence to sign up?** Yes, an active Fal licence from REGA.
