# How to Pay Rent Through Ejar: mada, SADAD and Apple Pay, Step by Step

How to pay your rent instalments on Ejar: from the Finance menu with mada or Apple Pay, or from your bank app through SADAD with biller 153 and your contract number, and what paying late means.

The short answer: you can pay rent on Ejar in two ways. Inside Ejar itself, go to **Finance** → **View invoices** → your contract → **Make a payment**, and pay with mada or Apple Pay. Or pay from your bank app through **SADAD**: choose the biller **Ejar (153)** and enter your **contract number** as the account number. Both are set out on [Ejar’s official page on paying rent instalments](https://www.ejar.sa/ar/page/59006) (Ejar, in Arabic), and the receipt is issued automatically once you pay ([Ejar’s FAQ](https://www.ejar.sa/ar/faqs/1000), in Arabic).

## Before You Pay: Find Your Contract and Its Invoices

Paying on Ejar starts from the contract: you open the Finance menu, view the invoices, and choose the contract whose payment you want to make. If your contract isn’t there, ask your landlord or broker whether it has been documented on Ejar, and whether you approved it from the link you were sent.

## Method 1: mada or Apple Pay Inside Ejar

These are the steps as [Ejar’s page](https://www.ejar.sa/ar/page/59006) sets them out (the menu names are translated from the Arabic):

1. Open the **Finance** menu (المالية) in Ejar and choose **View invoices** (عرض الفواتير).
2. Choose the contract, then **Make a payment** (إجراء دفعة).
3. You’re taken to the payment page, which shows the total amount due.
4. Enter the amount you’re paying, then confirm.
5. Enter your mada card details and choose **Pay now** (الدفع الآن), or pay with **Apple Pay**.

## Method 2: SADAD From Your Bank App

If you’d rather pay from your bank, Ejar is on SADAD as biller **153**. The steps are on [the same page](https://www.ejar.sa/ar/page/59006):

1. In your bank app, open **Electronic payments** or **Bill payments** from the main menu.
2. Choose **Add a bill** or **One-time payment**.
3. Select the biller: **Ejar - 153**.
4. Enter the account number, which is your **contract number**.
5. The **amount due** appears, and you can enter the amount you want to pay.
6. Pay the bill.

## After You Pay

The receipt is issued automatically, and the money reaches the landlord within five working days, according to [Ejar’s FAQ](https://www.ejar.sa/ar/faqs/1000) (in Arabic). Keep the receipt: it’s your proof that you paid.

If you have a balance in your Ejar e-wallet, you can move it to your bank account. Go to **Account management** → **Wallet** → **Refund** (استرداد). Once the bank account linked to the wallet is set, enter the amount in the “Amount” field, press “Refund”, and enter the verification code sent to the number registered in Absher ([Ejar’s page](https://www.ejar.sa/ar/page/59006)).

## If You Pay Late

A unified residential lease documented on Ejar is an executive instrument: the [Minister of Justice directed that the unified residential lease contract be accepted as an executive instrument](https://www.spa.gov.sa/1784734) (SPA, in Arabic). So a landlord can claim overdue rent at the Execution Court directly, without first bringing a lawsuit.

## Annual Lease, Monthly Payments

If your landlord wants the rent in one payment and you’d rather pay monthly, Ejari pays the landlord and you pay Ejari back in instalments, usually monthly over 12 months, for a service fee rather than interest. Your lease stays on Ejar: Ejari signs the main contract with the landlord and subleases the home to you, so Ejari is the lessor on your Ejar contract and your instalments are scheduled on it.

You make the first payment in the Ejari app before the contract is issued. After that you pay each instalment through Ejar or SADAD, in the same two ways as above. Inside Riyadh, you pay Ejari’s service fee once, upfront in the app, and the remaining 11 Ejar instalments are the rent itself. Outside Riyadh, the fee is built into the instalments, and the first instalment is the one you pay in the app.

Your fee is shown on your quote before you commit. On a 12-month contract it’s [up to 15% of your rent](https://ejari.sa/en/faq/), depending on how your landlord is paid and how often you pay. Rents below SAR 20,000 add a one-off SAR 500, except on 6-month contracts.

If you pay late, Ejari sends you reminders, and a missed instalment can affect your credit record. Amounts that stay overdue go to legal execution through Najiz, and Najiz’s fees are charged to the tenant.
