Ejar Fees: What a Lease Costs to Register and Who Pays
Registering a residential lease on Ejar costs SAR 125 per year, paid by the landlord. Every Ejar fee in one table: registration, renewal, cancellation, rental incident, expert inspection, and who pays each.

The short answer: registering a residential lease on the Ejar platform costs SAR 125 per year, and the landlord bears it (Ejar, in Arabic), not the tenant. Ejar calls the renewal fee the “contract value fee”, and the landlord is responsible for it. Cancelling by mutual agreement and the handover service cost nothing. A broker’s commission isn’t an Ejar fee at all.
The fees on this page come from Ejar’s service pages, most of them in Arabic, checked on 3 November 2026. Fees can change, so check the service page before you pay. This page covers residential leases.

Registration: SAR 125 per Year
When the broker registers your lease, the fee is paid before the contract is sent to the parties, at SAR 125 per year. A two-year lease costs SAR 250. Ejar says the landlord bears the cost of registering the contract, and the broker or the landlord can pay it. If you’re asked to pay a registration fee as the tenant, ask why.
The registration steps are in our guide to the Ejar platform, and what the contract says, clause by clause, is in our apartment lease contract guide.
Renewal Fees
The automatic renewal fee is the “contract value fee”, and the landlord pays it. If their wallet has a balance, it’s deducted automatically when the lease enters the 60 days before it ends; otherwise they top the wallet up with SADAD, mada or Apple Pay. If the lease has ended, or the automatic renewal fee wasn’t paid, you can renew by re-contracting, which also costs the contract value fee. More in our guide to renewing a lease.
Free Ejar Services
- Cancelling by mutual agreement: if you and the landlord agree to end the lease, the cancellation service is free. One of you requests it from your account and the other approves. Other ways out are in our guide to breaking a lease.
- Handover: Ejar’s move-in and move-out form is free. See our move-in checklist.
Paid Ejar Services
- Rental incident, SAR 250 per year for a residential lease. If you have a paper lease and the other side refuses to register it, you can register a rental incident: you enter your details, the other party’s, and why they refused, and attach the paper contract. Requests are reviewed within 5 working days. For other lease types the fee is SAR 400 per year.
- Expert inspection, SAR 300. An inspection of the unit after it’s handed back, requested by the landlord or the tenant from their Ejar account. It helps when you disagree about damage and the deposit; see our guide to security deposits.
- Tenant behaviour report, SAR 50. A report on your rental record on Ejar. You can request it about yourself and download it straight away, or a landlord or broker can request it about you, in which case you approve or reject the request.
A Broker’s Commission Isn’t an Ejar Fee
A broker’s commission is separate from Ejar’s fees. The Real Estate Brokerage Law sets it at 2.5% of the first year’s rent only, unless agreed otherwise in writing (REGA, in Arabic), paid by whoever signed the brokerage agreement. In the unified lease, the commission is outside the total contract amount, and the contract says who pays it.
And Paying the Rent Itself?
Rent payments aren’t a platform fee: they’re your rent. For new residential leases, payment has to go through Ejar, and it reaches the landlord within 5 working days. How to pay by mada, Apple Pay or SADAD is in our guide to paying rent through Ejar.
